When I made my first property investment a few years ago, I thought it would be a good idea to go to a Property ‘Club’ and let them buy it for me. All I had to do was send them my deposit, sign some papers and, voila…. the property was mine !

I bought a new build 1 bedroom apartment in Nottingham that I had never seen but had been assured that it was an excellent buy and would yield me a great rental income and great capital growth. It is by pure luck rather than judgement that this apartment cash flows positively in the current climate.

Looking back now, I am horrified that I let someone else decide what was a good investment on my behalf with my ‘hard earned’ money without doing my own due diligence.

Since then, I have built up a Property Portfolio for myself and controlled every aspect of the process.
If you are a serious Investor, or want to become an Investor, you HAVE to be in control and make sure the deal stacks up or walk away. Make sure you do your due diligence AND your sums.
Emotion has to be taken out of the equation. You are not going to be living in the property. It is a ‘box’ which makes you money.

Before you start to invest, I would strongly advise that you get properly educated to ensure that you know what you are doing. Otherwise it could all go horribly wrong and you could find yourself having to part fund the mortgages because there is a shortfall on the rental income. How long would you be able to survive if you had to fund even 3-4 properties out of your own pocket?

CASHFLOW is King in the Property Investment business. If you don’t have positive cashflow, you won’t survive that long. Therefore, making the right decisions and learning from the Experts is vital.

There are numerous strategies to choose from and the Experts will help you to focus on what is right for you. However, you MUST understand that Property Investment is not a ‘Get Rich Quick’ scheme, especially in Today’s market. It is a long term investment strategy which can make you very wealthy so if you are looking for a ‘Quick Buck’ it proably isn’t for you.

I have invested both in the UK and more recently in Cyprus where there is booming capital growth which looks set to continue for a few years yet.

However, I would not advise anyone to invest in any country who does not understand how to invest in the right property and the right area.

You need to learn how to make it a business, and a profitable business at that.

My advice is simple….. GET EDUCATED …. before you do anything. It can save you making very costly mistakes. A few thousand pounds on education can make you hundreds of thousands in the long term.

A very simple way to get educated is to buy the book below by Rob Moore - a friend of mine and a millionaire Property investor in his own right. It is one of the best books you can buy on the market today and I would highly recommend it. There is so much amazing information in the book, it will be a good start on your journey to property investment.

One of the first Experts I heard about was Andy Shaw. His Book ‘ Money for Nothing and Your Property for Free’ is a Best Seller and tells how Andy bought 74 properties worth over £12million in 12 months. It is a great read and sets out in layman’s terms how to buy & invest in property.
